- Run your hand across the shingles. If granules are loose and easily dislodged, that’s a good sign your roof has deteriorated over time.
- Look at the edges of the shingles as well. If the edges are curling, the shingles aren’t functioning as they should.
Most newly installed roofing shingles regularly last in excess of 20 years these days, but older roofs weren’t crafted with current modern materials to match that timeline.
Other factors that can age a roof quicker include poor ventilation, inferior shingles, and improper installation. The only way to know the current condition of your roof is through a visual inspection.
When Should I Replace My Roof?

One factor to consider includes missing shingles that have blown off due to storm and/or wind damage.
